The Zoning By-law for the Township is a document that caterogizes or zones each property within the Township. Each type of zone specifies certain permitted uses and regulations for the properities within and sets out other specific and general regulations.
On August 8, 2016, the Council of the Township of Guelph/Eramosa passed By-law 40/2016, which approved the new Comprehensive Zoning By-law for the Township. The appeal period for By-law 40/2016 is set to expire on September 1, 2016. Until that time, or until any appeals of By-law 40/2016 have been withdrawn or disposed of, any zoning by-law amendment applications and minor variance applications will be considered against both the current Zoning By-law for the Township By-law 57/1999 and By-law 40/2016. The most restrictive regulations of both of the Township’s Zoning By-laws will apply to these applications.

Site Plan control
Under Section 41 of the Planning Act, the Township has designated certain lands under By-law 61/2010 as site plan control areas. All development on lands within designated site plan control areas is subject to site plan review and approval, prior to construction.

The provisions of a zoning by-law are precise and development proposals must comply exactly with the provisions of the zoning by-law. A minor variance is a special privilege used to reduce the inflexibility of the zoning by-law. A minor variance is a form of mini-zoning and requires notification for a public hearing, which is heard by the Committee of Adjustment.
